INITIAL BUDGET
Bluestone OCM works collaboratively with all stakeholders to produce a detailed and competitive Owners Corporation budget that enables the building to operate economically yet optimally.
Budgets can also be prepared for Developers for project marketing purposes. We achieve a high level of accuracy by drawing on our experience and substantial data base. Comparative analysis of operating expenses against similar buildings can also be provided.
HANDOVER
The correct setting up of a new building is critical and can often significantly influence the long term performance of that building. Bluestone OCM has a deep understanding of this process, gained through the extensive property experience of our principals. Bluestone OCM takes control of the handover process on behalf of the Developer, with key elements including;
- Advising on the appropriate Owners Corporation Rules & Regulations
- Providing support during property settlements (including contributing to informative ‘Handover Packs’ to purchasers)
- Establishing the appropriate facilities management structure (including an onsite management presence, if required)
- Establishing communication strategies for Owners and Residents
- Warranty and defects management
- Tendering for and appointing contractors and other service providers
- Arranging for incorporation of Owners Corporation corporate structure and full administration set-up
- Establishing 24/7 help desk
IT
Bluestone OCM employs the most up-to-date, best practise IT systems. We provide extensive services for financial reporting, cash flow management, facilities management and online members’ portal.
ON-SITE MANAGEMENT
For larger buildings, Bluestone OCM recommends the appointment of an on-site building manager. This significantly improves the function and liveability of the building and can often lead to reduced operating expenses. Our on-site managers have a building operations background, therefore oversee the maintenance and protection of the building services and the upkeep of common areas (including landscaping). They are trained to interact politely and effectively with Owners, Tenants and Contractors.
